Safety tips for your Omaha NE HomeWith the holiday season in full swing, many Omaha, NE families will be packing up and heading out of town to visit loved ones near and far. Whether you are on holiday for a week or just taking a day trip out of town, you want to ensure that your home is not a target for holiday thieves. 

Below we have listed a few tips and tricks for you to review that will help keep your home safe and secure:

-Our first tip for you is to review all entry ways prior to leaving your home. There is no easier way for a burglar to enter your home than through an unlocked window or door. Additionally, you should look into updating old locks and window frames that could be jiggled open. 

-On that same note, be sure to close all blinds and/or shades to keep peeping eyes from looking in while you are gone. Depending on how long you are gone for, you may want to consider leaving a television or set of lights on to make it look like someone is home.

-Installing motion sensor lighting around the exterior of your home, especially at the entrances and near the driveway, is a great way to deter robbers from getting too close to your home. 

-Get to know your neighbors, as they can be a useful extra set of eyes on your property while you are away and notify you (or the authorities) if something looks suspicious. 

-Be sure to lock your garage door and think about disconnecting the automatic opener if you will be away long. 

-Take in the spare key that you have hidden around the exterior of your home, as that is an easy and obvious way for robbers to enter your home. 

-Don’t keep any valuables in plain sight. Tuck your jewelry in the closet and put all important documents in the bank.

Tips For First Time Home Buyers In Omaha, NE

First Time Home Buying Tips OmahaThere are few events in life more exciting, momentous and nerve-racking than buying your first home. You may be combing the web for the ideal school district or find yourself driving around neighborhoods trying to picture which cul-de-sac you could settle into. However, there are also moments where, especially for first time home buyers, you may feel overwhelmed and confused by the process. 

In an effort to settle some nerves and calm potential anxiety, we have focused this blog post on discussing tips for first time home buyers:

-Our first tip for you is to start saving early for your down payment. It is common to put around twenty percent of the purchase price down, so starting to save early on can help be a big asset. Your future self will thank you!

-Check on your credit. Many people don’t realize how big of a factor their credit score is on the approval process for a mortgage loan. Staying on top of your credit score and improving areas that need some work will help you when you to go apply for a mortgage. 

-Figure out how much you qualify for before you start house shopping. The worst feeling is to get emotionally attached to a home you can’t afford, so knowing where you stand and what you can afford will make the process a little smoother. 

-Prior to starting your home search, take a few minutes and write out a list of the non-negotiables you want in your home. This can be anything from location to square footage – anything that you can’t live without in your next abode. It will not only force you to narrow in on what you are looking for, but it will also help your realtor get a better idea of what to start showing you.

-Find the right realtor. You will find throughout the home buying process that your realtor becomes your new best friend. We can’t stress enough how important it is to have a knowledgeable, hardworking, honest and committed agent by your side. It really will make all the difference. 

-Our last tip for you is to have fun and enjoy the process!

-One way to create more storage space in your home is to get furniture that multitasks. Pieces such as ottomans, freestanding cabinets, small trunks and chests are great ways to add to the aesthetic of your home, while also creating storage space for your items that need a home.

-Bulletin boards are a creative way to not only free up space on your nightstands, but also a great way to keep necklaces and bracelets untangled – we all know what a hassle that can be!

-If you are looking for more storage in your bedroom, you may want to look at a platform bed or a bedframe with storage built in. With a platform bed, you are able to store many items underneath and can hide them with a long bed skirt.

-For front yard/backyard items, investing in a garden bench with hidden storage is the perfect way to add a little charm to your outdoor space while also hiding all your gardening essentials.

Ways To Keep Home Improvement Projects From Ruining Your BudgetIf you are a homeowner in Omaha, NE chances are you have dealt with some sort of home project and/or repair that has taken double the time and cost twice the anticipated amount. And with many homeowners not setting enough funds aside for repair costs, these projects can be an unwelcomed surprise and massive financial burden. 
 
With that said, in today’s blog post we are going to be talking about a few ways you can prepare yourself (and your wallet) in the event one of these projects sneaks up on you:
 
1.) The worst time to prepare for an event is after the event has taken place. You want to be sure to set aside some money in an emergency fund, so you are ready if and when a home repair needs to be handled. You can start small by adding some money from each paycheck you receive – you will be pleasantly surprised as the funds add up over the weeks and months!
 
2.) If you notice something around your house that needs attention don’t wait to act on it. Letting repairs linger can actually make the problem worse and therefore cost you more money in the long run. Act fast and nip the problem before it turns into a bigger headache. 
 
3.) On that same note, you can save yourself some money by tending to projects on your own and saving the calls to the professionals for larger issues that may arise. You can also ask a family member or friend if they have any experience and are willing to lend a hand. 
 
4.) If you come to realize the issue is over your head, make sure to do research on the company you hire to do the work for you. There are many times that homeowners will find the cheapest rate and hire a company that actually ends up making things worse and they have to pay double to get the right person in to fix things. Remember, cheaper isn’t always better when it comes to household repairs!
 
5.) Lastly, make sure to always have a plan. Outline things around your house that need regular maintenance and be sure to stay on top of those. Additionally, keep a running list of things to update/upgrade when finances allow.

Heim-berg Omaha Thanksgiving 2019When you think of the Thanksgiving holiday what comes to mind? Probably warm, hearty food, a table filled with festive centerpieces, a football game or two and spending time with those you love most. The holiday is also traditionally a time for people to reflect on what they are grateful for and all the blessings that fill their lives throughout the year. 

As defined by the Merriam-Webster dictionary, gratitude is ‘the state of being grateful, thankfulness.’ In the spirit of the holiday, we wanted to dedicate today’s blog post on ways to show gratitude in your day to day lives in hopes to keep the Thanksgiving spirit alive throughout the year. 

-Be thoughtful of others by considering their feelings with every word spoken and action taken.
-Let someone know exactly how you feel by giving a detailed example of appreciation.
-When interacting with others, make eye contact to show you are present in the conversation and engaged with what they are saying.
-Be gracious when someone challenges your words, actions or views and respectfully listen to their point of view.
-Share in other people’s joys and victories as if they were your own. 
-Be patient with others as everyone is fighting their own battles that you may know nothing about. 
-Take a few moments each night to write down little things that happened in your day that you are grateful/thankful for. This is a great activity to find and highlight the good things in your life, no matter how small.
