Let’s Explore some of Omaha’s Unique & Exciting Neighborhoods!

by Nancy Heim-berg

Whether you’re looking for a charming historic neighborhood or a chic urban oasis, Omaha has something for everyone. Let’s take a look at some of our favorites and ones you may want to explore this Fall!

Aksarben Village- Actually, it’s Nebraska spelled backwards! Clever, right? This is a premier entertainment and shopping neighborhood in the heart of Omaha. Offering family-friendly venues like Stinson Park for live music, open air market and just good ole’ play time, to the Aksarben Cinema. Adults will love the many great restaurants, bars and shopping options. Stop at Spirit World to sip a glass of wine, or Ponzu for Sushi, and made from scratch entrées from Jimi D’s.

The Blackstone District- As they say…Classic meets Contemporary. The Blackstone District is a cool neighborhood in Omaha and one of the oldest in the city. Did you know it’s the home of the Reuben Sandwich??! Visit the Crescent Moon for a taste of the original recipe. Authentic German fare can be found here as the Crescent Moon is located just above the Huber Haus. Looking for a great craft brewing experience, you’ll want to check out Sciptown and Farnam House Brewing.  How about some delectable Italian desserts? Try Noli’s Pizzeria! You’ll find so many unique restaurants and bars, along with amazing services in the Blackstone District.

Little Bohemia- Known as Omaha’s melting pot neighborhood, it has a rich history that is favored by locals and visitors alike. Located in South Omaha, this lovely neighborhood is a fusion of many cultures resulting in an amazing array of restaurants, shops, and bars. They have an adult soda fountain called Fizzy’s (you don’t want to miss), craft brews that are amazing at Infusion, and cozy boutiques and game halls reminiscent of the past. Make sure to visit Little Bohemia Café for a true Czeck experience!

We’ll continue all through the months of September and October in discovering the hidden gems of the Greater Omaha area. Make sure to follow us on our Facebook page and check our blog frequently.

Five Important Factors To Consider When Choosing A New Neighborhood In Omaha, NEWhether you are relocating to Omaha, NE from another state or just moving minutes up the road, there are a few key factors to consider when choosing a new neighborhood to settle into. And since narrowing down a part of town you want to be in can be tricky, we have listed a few things to keep in mind and research before deciding on an area:

1. School District: If you have children or are thinking of growing your family in the future, what school district your neighborhood falls in can be a huge determining factor. Be sure to research and educate yourself on the school districts and set boundaries, as well as the elementary, middle and high schools that fall within each district.

2. Commute Times: Ask yourself how long you are wanting/willing to spend in the car each day commuting to work/school drop off/activities/etc. Commute times can be another huge factor in the neighborhood you decide to settle into and should be calculated prior to deciding on a part of town.

3. Conveniences/Amenities: Set aside some time to research (or drive around) the neighborhood you are looking into to determine how close everyday conveniences and amenities are such as grocery stores, gas stations, gyms, doctors’ offices, dry cleaners, local parks, playgrounds, etc. If you are not wanting or willing to drive fifteen minutes to grab that gallon of milk you forgot, then maybe it’s time to look for a new neighborhood.

4. Safety: This may be one of the most important factors for many families to consider, especially if you have young children. Living in a safe neighborhood with low crime rate can provide homeowners peace of mind. You can get an idea of this by speaking with local residents or police officers in the area or by visiting websites like NeighorboodScout.com.

5. Affordability: No matter how much you love a neighborhood, if the home prices exceed your budget things just won’t add up - literally. This is why it is so important to know your numbers before you start looking so you can stay practical and within your budget while searching for your dream home in your desired neighborhood.

With all the beautiful places in this country to live, you may be asking yourself why so many people settle on Omaha as their place to call home. And while we may be a little biased, we tend to think that our city has so much to offer from great food, incredible entertainment, endless things to do and safe, friendly neighborhoods – just to name a few. If Omaha has been on your list of potential places to move to but you have been going back and forth on if it will be the right fit for you and your family, today’s post is for you! We will be diving into a few reasons why you should call Omaha home and some of the many reasons why residents are glad they settled here.

We understand that when moving to a new city, many families want to know that there are safe and friendly neighborhoods for them to settle into. And we are happy to report that Omaha is known as being one of the friendliest cities in the country, boasting welcoming neighborhoods with individuals from all walks of life. Located in downtown Omaha is Old Market, which is known as one of the city’s top neighborhoods, sporting many dining and shopping options, taverns, galleries and even charming cobblestone streets. A few other areas to name that offer lots of appeal and desirability are South Omaha, North Omaha, West Omaha and Central Omaha. And for those with young children, rest easy knowing that Omaha has some of the best school systems in the state, and Nebraska overall has a high school graduation rate of about ninety percent – which is one of the highest in the country! There are also many universities and colleges nearby, including University of Nebraska, Creighton University and College of St. Mary.

If you are worried about running out of events and things to do in Omaha, lets us reassure you that there are plenty of activities to keep you busy every day of the week! Everything from art and theater, to craft breweries, creameries, museums, and much more! A few of the top attractions around the Omaha area include Omaha Children’s Museum, The Rose Theater, Holland Performing Arts, Joslyn Art Museum (the largest art museum in Nebraska), The Durham Museum and CentruryLink Center Omaha, which is home to many large and popular events throughout the year. And for the avid golfer, there are sixteen public and semi-public courses for you to choose from that will allow you to practice your swing and challenge all skill levels. Omaha is also home to Aksarben’s River City Rodeo, which is part of a four-day western festival and the world’s second-largest rodeo. While we could go on about all the wonderful things that Omaha has to offer its residents, we hope that we have provided a little insight as to why so many people love to call Omaha home. We hope to see you soon!

Looking to move to a new neighborhood? Don’t miss this blog!

by Nancy Heim-berg

If you are looking to move into a new neighborhood you understand what an exciting and fun time it can be for you and your family. A fresh chapter brings new experiences, exciting adventures and endless memories that will stay with you forever. But along with all the exciting things also come aspects that you want to be sure to look into before making the big move. Below we have listed a few things that you want to make sure to look into while you begin your search for your new home. We hope this brings you some insight and helps make the journey a little easier and sweater for you!

One thing you will want to make sure to check out are the local conveniences such as the nearest grocery store, bank, and specialty stores. Make a mental note of places you visit frequently and map where they are in relation to your desired neighborhood. This may not seem like a big factor to take into consideration when moving, but you will find it will make a huge impact on your day to day life. Another thing to look into are places such as hospitals, doctors’ offices and pharmacies so you know how quickly you can access these locations in the event of an emergency. If you want peace of mind knowing you have a hospital up the road then you may not want to fall in love with a neighborhood that is far from one.

If you have children, which school district you fall into may be a high priority for you and your family. You want to look at things such as where the district falls in terms of academics and teacher ratings, as well as athletic programs. And lastly, you want to be sure to check out how far you are from local entertainment and restaurants. If you want to be able to bring your children to a local park before dinner time or have a quick date night with your husband/wife on Friday nights, then you want to ensure that you are situated in an area that has these conveniences nearby.
