Tips For Selling Your Omaha, NE Home With Children And Pets We understand just how stressful selling your home can be - the cleaning, the organizing, the planning, the showings - it’s enough to drive even the most zen person a little haywire. Now add children and pets into the mix and it may seem like more than you can handle. 

The good news is that with a little planning and some tips from today’s blog post, selling your Omaha, NE home with little ones can feel a little easier and less stressful. Let’s dive in:

Tips for inside the home:

-Clutter is something that accumulates the longer you are in a house, and this is especially true if you have children and pets. Take some time to sort through items (especially toys) and donate what is no longer needed, store items that you want to keep but don’t immediately need and throw away/recycle items that are on their last leg.

-If your home has a dedicated playroom, you may want to consider transforming the space into a multi-purpose room in order to appeal to all buyers. Remove the toys (and crayon on the walls) and allow buyers to envision their own needs/wants for the space. 

-We know how much you love your children and pets, and hanging pictures around the house is a great way to share fun memories. But when it comes to selling, you may want to remove a majority of those frames in order to depersonalize your home a bit. That includes the kids finger painting hanging on the fridge. You want buyers to feel like they are in their new home, not just visiting yours. 

-Pet stains and smells are a huge turnoff to buyers when they walk into a house. It is important to ensure any and all pet odors and carpet stains are taken care of prior to when showings are scheduled to begin. On that same note, if your children ever used the walls of your home as paper to color on, now would be a great time to remove that artwork as well. 

-If your child’s room is themed and theatrical, you may want to consider painting it a neutral color and changing out the princess lamp. This will make it easier for buyers who don’t have children to see the room as a functional space for them. *Side note: this time of transition can be hard on kids. Allowing them to pack a special bag of favorite items that can be taken out after showings can make them feel more at ease. 

-Make sure that outdoor pet waste is always cleaned up prior to showings. You don’t want potential buyers stepping in anything unpleasant when touring the backyard. 
 
Tips for showings:

-If possible, ask your real estate agent to give you a few hours notice before showings to make sure you can tidy up the house and get the kids and pets ready to go. Establishing this with your agent will lower your stress as you will have time to get everything (and everyone) in order. 

-Try to plan fun activities for you and the children to do during showings. This can be anything from going on a hike, spending the day at the zoo, taking a picnic to the park, etc. You want to show your children that this time away from home isn’t an inconvenience, but an opportunity to spend quality time together. 

-If your planned activity isn’t pet friendly, it is important to have a safe place for your furry four-legged family members to go. A friend or family members home is a great option, or a local pet daycare. If you have an open house scheduled in advance, you can also use that time for your pet to go to the groomer.

Five Tips For A Successful Move In Omaha, NE With KidsAs if the process of moving isn’t difficult enough, adding children into the mix can be a daunting and stressful recipe. But with the right preparation and planning you can make it a fun and exciting journey for your whole family to enjoy. That is where we come in!
 
Below we have listed five tips and tricks for a successful move with children: 
 
1. Our first tip is to call a family meeting to explain what will be going on with the big move. And make it fun! Order pizza or your favorite take out spot and sit together to discuss what they can expect to take place over the coming weeks. This will create a safe place for your children to ask questions, voice concerns and allow everyone to get on the same page. Children are more likely to be excited about the change if they understand everything that is happening and feel a part of the process. 
 
2. Next, do your best to involve your children in the moving process. This will not only arm you with extra helping hands but also ease their nerves about the situation. One big way to accomplish this is to spend a few days over a few weekends sorting through their toys, clothing, books, etc. and donating/selling/tossing items they no longer use or want. This purge will help to lighten your packing and ensure you are only transporting items you need to the new house. 
 
3. If you are moving just across town, plan to take some time over a weekend and drive your children to the new neighborhood to show them around town (and a walk-through of the new home if possible). Visit the local grocery stores, libraries, community theater, gyms, etc. and familiarize them with the area and allow them to get excited about their new surroundings. 
 
4. To help keep moving week organized (and your sanity in check) make a plan. Sit down with your family the week before and plan every task that each person is responsible for. Be detailed and set a day/time that each item needs to be completed by. You can even get as detailed as mapping out what meals you will eat in the event you are not able to cook at home and which car each person will drive in on the day of the move. The more detailed the better! 
 
5. Lastly, if your children are switching schools due to the move, host a “See you soon” party with all their friends. This is a great way to make your child feel special and create beautiful memories before parting.

It's no secret that moving can be very stressful for families. The boxing, the scheduling, the organizing, the cleaning – all of the “to-do’s” can leave you with a mile-long list and not enough hours in the day to tackle everything. And on top of all of that, trying to move when you have kids can amplify your stress levels and leave your head totally and completely spinning. Not to mention, kids usually are not always thrilled with the news of the event, whether you are moving to a new state or just down the block. Knowing this, we have listed some tips and tricks below on how to try and ease some of the stresses of moving with children in hopes to help make the event as stress-free as possible for you and your family. 

The first thing a family should do is call a family meeting to explain to the children why you are moving and where you are moving to. This can be done over a fun family pizza night or casual family time in the living room. It is important to set expectations on what will be happening in the coming weeks and what you expect from them in the process. When packing, it is also super helpful to purge unwanted or outgrown clothing, as well as to donate old toys that no longer get playtime. This will help to avoid bringing clutter to your new home and can also help bring in a little money if the items can be sold. 

Another great tip is to get your children excited about the new place by making plans for their new room. Whether it be a new paint color for the walls they have always wanted, a new bedroom set or just rearranging their current furniture, you should get your children excited about this new adventure and their new surroundings. You can accomplish this by doing a site visit and allowing them to walk through their new home and visualize what everything will look like. Let their imagination run wild! Lastly, if you are moving far away from where you currently live, try hosting a “See You Soon” party for your children and their friends. This can help to ease their anxiety of moving away, allow them to take photos with their friends and spend some quality time with everyone before the big move.
