Our beloved Omaha has just been ranked among the top 10 real estate markets to watch in 2025 and let me tell you, it's been a long time coming. While everyone's been focused on those crowded Sun Belt cities, we've been quietly building something special in the heartland.

Let's talk about the numbers that are turning heads. Did you know that national analysts are excited about Omaha and her potential? While Sun Belt markets are seeing price plateaus and rental slowdowns, Omaha shows remarkable stability and growth. Our median home prices have increased by a steady 7.2% year-over-year without the dramatic spikes that have caused affordability issues in places like Phoenix and Austin.

What's interesting is that our average time on the market is just 14 days, compared to 45+ days in many Sun Belt cities. And with an average price per square foot of $165, we offer incredible value compared to markets like Nashville ($275) or Austin ($295).

Let’s talk about something serious: How are your cooking skills?  Are they so bad that your smoke detector doubles as a timer? Was your turkey so dry last Thanksgiving that your husband took it to the football game as jerky? Have your kids ever let you forget the "great cranberry sauce incident" of 2020?
 
Maybe you should throw in the towel this year. You have enough stress with the 60-hour workweeks, running the kids to their events, community volunteering, keeping the house up, and that cousin who invites half of Omaha to your house. Orders must be received via the restaurant’s Facebook page by Nov. 16 at 6 p.m., and payment is due by Nov. 17 at noon. Pick-up on Nov. 27 from 11:30 a.m. to 6 p.m.
Timber Wood Fire Bistro, 8702 Pacific St., offers Complete catering and Thanksgiving to-go.
Veg.Edible, 2740 N. 61st St., offers a completely vegan Thanksgiving menu that’s gluten-free and nut-free (except coconut). You must pre-order; there are no cut-off dates yet (but some items will sell out). Pick-up is Nov. 27 from 11 a.m. to 9 p.m.
 
A bit of advice: Order a week or more before Thanksgiving. As it turns out, you are not the only one in Omaha challenged by poultry.
What About the Cost
Yes, pre-made dinners cost more than cooking yourself. But you need to factor in:

Cost of a new Fire extinguisher
Pizza or Chinese delivery after crisping the turkey
 
All things considered, the pre-made meal may be a bargain! There's no shame in choosing sanity over stubbornness. Nevertheless, make sure you practice your "Oh, this? I just threw it together" speech for Thanksgiving Day.
 
Lastly, remember to order earlier. We can't all show up at Whole Foods on Thanksgiving morning, claiming we "forgot" to thaw the turkey.

Welcome. I’m Nancy Heim-Berg, a proud Omaha resident who, with my husband Dan, raised 9 children in this great city. Over the years, I’ve seen a lot happen in Omaha. Today, while standing at the corner of North 40th and Ames Avenue, an intersection that’s been busy for over 130 years, I thought about how Omaha has transformed but kept its pioneer spirit intact. 

Over the years, Omaha has evolved from a dusty railroad - cattle town to a vibrant city that continually reinvents itself.  Omaha’s name, which is from the Native American, means “those going against the wild,” representing the rugged, tough nature of Omaha residents. The heritage of our Native Americans, Pioneers, Railroad Workers, Meat Packers, and immigrants has created a diverse, hard-working, versatile community.  I remember the historic buildings in Jobbers Canyon, and now I watch as Omaha becomes a growing real estate darling for national investors. But you know, somehow, between the boom of Fortune 500 Companies and the Amazing growth downtown along the Missouri River, Omaha has managed to keep adding new ingredients and continue stirring the melting pot to create something more. We watch as historic buildings are replaced, but our history can never be replaced. The meat packing industry remains, but the faces of the workers have changed from pioneers to African Americans to Mexican to Latin American immigrants. Our past meets our present in diversity to continue Omaha’s fantastic culture.  Historically, the city has benefitted from its legacy as a railroad town. Most recently, that legacy has allowed Omaha to benefit from laying communication lines along railroad property, like how we benefitted from constructing telegraph lines.  Did you know Creighton and The University of Nebraska offer degrees in advanced communications?

I’ve watched the migration of businesses from downtown to the suburbs create a westward sprawl that brought malls and the retail development of peripheral neighborhoods. We then saw movement back to downtown with major new developments like the Century Link Center, TD Ameritrade Park, the KONEKO, and the Holland Performing Arts Center. We’ve also seen Benson and Blackstone challenging the Old Market for the top dog area for Omaha Nightlife.


All these changes have also impacted neighborhoods and family living. That’s why I’ve created this new weekly series featuring the best Omaha neighborhoods and suburbs today.

Omaha’s Urban Renaissance: Where Vision Meets Heart

Omaha is a gem in the heart of America's heartland. This historic railroad crossroads has transitioned into a vibrant urban hub, where old-world tradition meets modern innovation. The city's downtown renaissance exemplifies the power of collaborative vision, with public-private partnerships driving unprecedented growth and cultural vitality. Through strategic alliances between city leadership, corporate stakeholders, and philanthropic powerhouses like the Peter Kiewit Foundation and the Suzanne & Walter Scott Foundation, Omaha has masterfully leveraged its community-minded spirit to fuel development. 

The result is a vibrant, lively downtown shining, from the historic cobblestone streets at the Market to the cutting-edge Capitol District entertainment area. The Downtown evolution represents what's possible when civic leaders’ vision aligns with philanthropic action, creating a model of urban development that many similar-sized cities across America look to emulate.

The latest example is the Children's Museum’s planned move to the Riverfront. Omaha Children’s Museum has created a 50-year legacy of serving children throughout Omaha. A partnership between the City of Omaha, NuStyle Development, and the Omaha Children’s Museum will introduce new residents, learning and leisure opportunities for Omaha’s riverfront. This latest unique development continues the momentum and growth in Omaha.  This partnership brings together philanthropy, non-profit, private development, and the City of Omaha to deliver excellent public benefits.

The city chose city-owned property at a great location for this project. The city property is located on the north side of Douglas Street and borders Heartland of America Park. The estimated site development and parking ramp cost is approximately $36 million; the city will contribute $26 million. The Beam, a 16-story building at 8th and Douglas, will be built by NuStyle Development next to the new Omaha Children’s Museum. NuStyle plans to invest $87 million in the project.  The Beam offers 261 one and two-bedroom apartments.

What will this new Riverfront vision look like? A 12-story wood-timber apartment building will be built on top of a four-story public parking garage, anchoring the combined museum/apartment development. The City of Omaha will build and operate the two parking garages and a surface lot with approximately 600 stalls available for public use, museum patrons, and tenants.
This property would never have been developed without the vision of our city leaders, Omaha’s’ Children Museum leadership, and the partnership with NuStyle.

The museum will not just be moving. Omaha Children’s Museum leaders plan to Create a dynamic new Museum with a unique new building, exhibits, and programming that create joy, generate curiosity, and foster connection. Museum leadership will leverage knowledge from some of the nation’s leading early childhood development experts based here in Omaha to create the master plan for the new museum. 
The redevelopment agreements with NuStyle and Omaha Children’s Museum are expected to go to the Planning Board in November and the City Council in December.

Omaha Children’s Museum will continue to operate at its current location at 20th and Howard Streets during the fundraising for and construction of the new space, to transition to its new home in late 2027.
