We understand just how stressful the home buying journey can be – from setting a budget to finding your perfect neighborhood, to touring potential houses and finally landing the home of your dreams – it is a process to say the least! But when the finish line is finally in sight you don’t want to forget one crucial step, the final walkthrough. 

In today’s blog post we are going to be talking about different aspects of the home you want to make sure to check (and double check) before signing the final paperwork. But before we dive in, lets chat about what a final walk through is:

A final walk through is your last opportunity to tour the home and make sure that everything is in order and working as it should prior to closing day. It also gives you, the buyer, an opportunity to verify that the seller has completed all agreed upon repairs, as well as allows you time to ensure that no new issues have arisen since the home inspection was completed.  The final walk through is usually done a few days before the closing day. 

A few items you want to make sure to bring to the final walk through are the home inspection report, the home purchase agreement, a camera, something to write on/with and an item to use to test outlets. 

Below we have featured a quick checklist for you to have handy to ensure that nothing is overlooked during the final walk through:

-Do a quick overview and look for any obvious damage
-Turn every light fixture on/off
-Test all appliances, including stove burners 
-Run all waterspouts and look for any leaks under the sinks
-Test hot/cold water
-Flush toilets a few times and make sure they fill correctly/look for any leaks
-Test the air conditioning and heating 
-Open and close all windows and doors 
-Test the garbage disposal 
-Look closely for any mold buildup
-Test all outlets to ensure they work properly 
-Make sure garage door openers are present and work correctly

If you are in the market to sell your Omaha, NE home, chances are you will have to go through the appraisal process *cue groans*. And while there are certain factors that are out of your control, such as square footage, layout and location, there are a few things you can do to help ensure that your home appraisal comes back at maximum value. 

Before we jump into all the tips and tricks, we first wanted to make sure that our readers understand exactly what a home appraisal is. So, let’s begin at step one: a home appraisal is the process in which a certified appraiser comes to your home to perform an in-depth inspection in order to determine how much your property is really worth. Now please keep in mind the appraisal amount is not always equal to what the listing price will be set at, but it should provide an accurate understanding of the appraised value of the property. 

Now for the fun part – ways to help increase your home appraisal: 

-Our first tip for you is to fix - everything! You know those seemingly small home repairs that have been on your “to-do” list for ages, but you just haven’t gotten around to yet? The running toilet, the squeaky patio door, the dent on the wall from your kid’s skateboard accident – sound familiar? While these things may not seem like a big deal to you, they can be a red flag to the appraiser and potentially reduce the perceived overall condition of your abode. 

-Cosmetic upgrades can go a long way in helping your home look fresher and newer. We aren’t saying splurge on a full-on remodel (because really, who wants to take on that job?!), but investing in areas such as new carpets, a new coat of paint, an updated bathroom vanity, etc. can actually go a long way!

-Staying on the last point, it doesn’t hurt to keep track of all the improvements/upgrades you did in a list to show the appraiser as they may not be familiar with homes in your area. This is a great opportunity to stand out and display any added value that your home provides. Additionally, if you can include any paperwork, like contractor invoices, that will help your case tremendously and provide weight to the claims you make.

-Arguably one of the most important areas of your property to keep in mind is the front of your home. Curb appeal is everything and as they say, you don’t have a second chance at a first impression. The appraiser’s initial judgement and assessment of your home will be as they walk up and it is a great opportunity to impress. Paint the front door, trim the weeds, plant colorful flowers, add a wreath and doormat – anything that you think will add some spice to the front of your home. 

-Lastly, be sure to clean! We understand this may seem obvious, but a spotless house will most likely increase the chances of the appraiser viewing your home in good condition. So, whether you take a weekend to hit every nook and cranny or hire an in-home service, just make sure that things are squeaky clean for appraisal day!

With 2020 right around the corner, now is the perfect time to start organizing yourself for the new year – starting with your home! Having a clean and organized space ensures that you and your family are able to find things quickly and that every item has a ‘home.’ Below we have listed a few tricks to help you get and stay organized for the new year and beyond! 

-The first place to start in your organization journey is figuring out exactly what needs organizing. To accomplish this, our advice is for you to stand in the middle of the room and do a 360-degree turn. Take note of what areas catch your eye and make a list so you can stay on track.

-To ensure you don’t get overwhelmed by the project, write down a day/time that you would like to have each area completed by and do your best to stick to it. Maybe each weekend you tackle a different room/area of the house and keep on the schedule until you are satisfied with the results. Doing this will make the project manageable, keep your stress level down and give you something tangible to work towards. 

-Our next tip is probably the most important in your organization journey – and that is to declutter your space! Take some time before you start to organize any room and go through drawers, cabinets, countertops, etc. and throw away/donate anything that no longer serves you. This will ensure that you are only organizing items that you need and will use throughout the year and get rid of items that don’t need to take up space. 

-Organizing and storing your things with similar items will make it easy when you or a family member go to look for something. For example, keeping a drawer with pens/pencils/markers/envelopes/stamps/paper clips, etc. is an effective way to organize office supplies and keep everything in order.

-Don’t be afraid to utilize storage bins, containers and drawer organizers, as these items will end up being your best friends! Investing in, and utilizing, storage containers can go a long way and help to keep everything in its place. 

-Our last tip for you is to make organizing a habit. Just taking a few minutes here and there to check in and touch up will go a long way in keeping things organized and your home running smoothly in 2020!

With the holiday season in full swing, many Omaha, NE families will be packing up and heading out of town to visit loved ones near and far. Whether you are on holiday for a week or just taking a day trip out of town, you want to ensure that your home is not a target for holiday thieves. 

Below we have listed a few tips and tricks for you to review that will help keep your home safe and secure:

-Our first tip for you is to review all entry ways prior to leaving your home. There is no easier way for a burglar to enter your home than through an unlocked window or door. Additionally, you should look into updating old locks and window frames that could be jiggled open. 

-On that same note, be sure to close all blinds and/or shades to keep peeping eyes from looking in while you are gone. Depending on how long you are gone for, you may want to consider leaving a television or set of lights on to make it look like someone is home.

-Installing motion sensor lighting around the exterior of your home, especially at the entrances and near the driveway, is a great way to deter robbers from getting too close to your home. 

-Get to know your neighbors, as they can be a useful extra set of eyes on your property while you are away and notify you (or the authorities) if something looks suspicious. 

-Be sure to lock your garage door and think about disconnecting the automatic opener if you will be away long. 

-Take in the spare key that you have hidden around the exterior of your home, as that is an easy and obvious way for robbers to enter your home. 

-Don’t keep any valuables in plain sight. Tuck your jewelry in the closet and put all important documents in the bank.

There are few events in life more exciting, momentous and nerve-racking than buying your first home. You may be combing the web for the ideal school district or find yourself driving around neighborhoods trying to picture which cul-de-sac you could settle into. However, there are also moments where, especially for first time home buyers, you may feel overwhelmed and confused by the process. 

In an effort to settle some nerves and calm potential anxiety, we have focused this blog post on discussing tips for first time home buyers:

-Our first tip for you is to start saving early for your down payment. It is common to put around twenty percent of the purchase price down, so starting to save early on can help be a big asset. Your future self will thank you!

-Check on your credit. Many people don’t realize how big of a factor their credit score is on the approval process for a mortgage loan. Staying on top of your credit score and improving areas that need some work will help you when you to go apply for a mortgage. 

-Figure out how much you qualify for before you start house shopping. The worst feeling is to get emotionally attached to a home you can’t afford, so knowing where you stand and what you can afford will make the process a little smoother. 

-Prior to starting your home search, take a few minutes and write out a list of the non-negotiables you want in your home. This can be anything from location to square footage – anything that you can’t live without in your next abode. It will not only force you to narrow in on what you are looking for, but it will also help your realtor get a better idea of what to start showing you.

-Find the right realtor. You will find throughout the home buying process that your realtor becomes your new best friend. We can’t stress enough how important it is to have a knowledgeable, hardworking, honest and committed agent by your side. It really will make all the difference.
