Morning sunlight streams through Halleck Park's century-old trees as joggers circle the lake and children's laughter drifts from the splash pad. Welcome to Papillion, Nebraska, a community repeatedly ranked as Nebraska’s “1 Place to Live"! Papillion will give you small-town warmth and modern conveniences, just minutes from Omaha and all it offers.
Imagine starting your day at Stories Coffee Co., where the baristas remember your order and name. You'll visit with neighbors here and share news about the upcoming events at Sumtur Amphitheater. In the Summer, you'll start by strolling through the vibrant farmers' market downtown, where local producers and artisans transform 1st Street into a community gathering spot. Stroll down historic brick streets and stop at locally-owned shops on your way to one of the many festivals that draw visitors from across the region.
Families treasure Papillion's exceptional quality of life, evidenced by its consistently top-ranked school district. Children bike safely to school on extensive trail networks, while parents appreciate the 10-minute commute to Omaha's employment centers. The city's crime rate ranks among Nebraska's lowest, creating a safe environment so kids can be kids.
Recreation is a lifestyle here. Residents enjoy over 15 miles of connected trails, six major parks, and the modern Papillion Landing recreation center. From summer concerts at Sumtur Amphitheater to baseball games at Werner Park (home of the Storm Chasers), entertainment options abound. Yet Omaha's Henry Doorly Zoo, Old Market, and world-class performing arts remain just minutes away.
Modern subdivisions offer spacious homes with large yards, while charming historic properties near downtown provide character-filled alternatives. New developments around Shadow Lake Towne Center blend shopping convenience with residential comfort. Property values have shown remarkable stability, appreciating steadily as Papillion continues attracting families and professionals seeking community without compromise.
The seasons paint Papillion in constantly changing colors – spring flowering trees along Washington Street, summer concert crowds sprawled on Sumtur's lawn, fall festivals downtown, and winter sledding at Halleck Park. Each season brings its own community traditions, from the Spring Fling to Papillion Days to autumn's Harvest Moon Festival.
Investment here means more than buying property – it's joining a community where neighbors become friends over backyard barbecues, and city council members shop at the same grocery store as you. As Omaha's growth continues southward, Papillion maintains its distinct identity while offering convenient access to big-city amenities.

Welcome. I’m Nancy Heim-Berg, a proud Omaha resident who, with my husband Dan, raised 9 children in this great city. Over the years, I’ve seen a lot happen in Omaha. Today, while standing at the corner of North 40th and Ames Avenue, an intersection that’s been busy for over 130 years, I thought about how Omaha has transformed but kept its pioneer spirit intact.
Over the years, Omaha has evolved from a dusty railroad - cattle town to a vibrant city that continually reinvents itself. Omaha’s name, which is from the Native American, means “those going against the wild,” representing the rugged, tough nature of Omaha residents. The heritage of our Native Americans, Pioneers, Railroad Workers, Meat Packers, and immigrants has created a diverse, hard-working, versatile community. I remember the historic buildings in Jobbers Canyon, and now I watch as Omaha becomes a growing real estate darling for national investors. Through an innovative blend of public and private partnerships to transform Omaha into a great plains commerce center.
But you know, somehow, between the boom of Fortune 500 Companies and the Amazing growth downtown along the Missouri River, Omaha has managed to keep adding new ingredients and continue stirring the melting pot to create something more. We watch as historic buildings are replaced, but our history can never be replaced. The meat packing industry remains, but the faces of the workers have changed from pioneers to African Americans to Mexican to Latin American immigrants. Our past meets our present in diversity to continue Omaha’s fantastic culture. Historically, the city has benefitted from its legacy as a railroad town. Most recently, that legacy has allowed Omaha to benefit from laying communication lines along railroad property, like how we benefitted from constructing telegraph lines. Did you know Creighton and The University of Nebraska offer degrees in advanced communications?
I’ve watched the migration of businesses from downtown to the suburbs create a westward sprawl that brought malls and the retail development of peripheral neighborhoods. We then saw movement back to downtown with major new developments like the Century Link Center, TD Ameritrade Park, the KONEKO, and the Holland Performing Arts Center. We’ve also seen Benson and Blackstone challenging the Old Market for the top dog area for Omaha Nightlife.
All these changes have also impacted neighborhoods and family living. That’s why I’ve created this new weekly series featuring the best Omaha neighborhoods and suburbs today.
Come back each week to enjoy a walk through the best neighborhoods in Omaha, presented by the Nancy Heim-Berg Team.

Omaha, Nebraska, is a vibrant city with a modern economy and the headquarters of multiple Fortune 500 companies. So many areas continue to grow in our great city, which means stable long term real estate investment. Growth continues for the economy, population, and real estate. In the past, Forb's magazine named Omaha the Best Bang for the Buck City, where housing and the cost of living are at down-to-earth levels.
I know we’ve seen Omaha housing prices increase since then, but the same is true across the nation. Compared to much of the nation, Omaha is still the best bang for your buck for affordable real estate investment. Our friendly people, welcoming communities, and economic growth still attract families and investors seeking these affordable housing opportunities.
I’ve recently looked more deeply into affordable Omaha real estate and our latest Market Trends, and I share my findings here. As we head into 2025, let's review 2024 market conditions. While this past year's economic climate has created a mixed bag for Omaha Area Real Estate, it’s exciting to see a steady demand for homes throughout the year despite fluctuating interest rates and home prices.
In 2024, Omaha experienced a 2.5% increase in home sale prices. Homes sold records show that the average home price is approximately $279,760. However, higher interest rates slowed the demand for homes in mid-2024, causing some homeowners to adjust initial listing prices to match buyers in the marketplace. These recent listing price adjustments and lower interest rates have combined to create more buyers in the marketplace as we wrap up 2024, which bodes well for the beginning of 2025!

Tomorrow's Important Market Information:
The Omaha Housing Market Forecast for 2024-2025 predicts that late 2024 may introduce a slight value decrease of 0.5%. At the same time, the Federal Reserve should continue to lower interest rates. Market professionals also predict a 0.7% increase in area home prices by August 2025 (Zillow). These short-term market fluctuations and improving economic conditions mean an open opportunity window for home buyers to take advantage in the first half of 2025; energizing the market and increasing listing prices by next fall.

Hey there, Omaha home seekers! If you've been keeping an eye on the real estate market with a mix of excitement and apprehension, I have some great news for you. September 2024 is set to make a big impact on the Omaha housing market, and here's why it's worth your attention.
The Interest Rate Rollercoaster
Remember when mortgage rates were climbing rapidly? Well, those days are over. As of September 2024, we're witnessing a significant drop in mortgage interest rates, and it's welcome news for every potential homebuyer.
The average 30-year fixed mortgage rate in Omaha is currently hovering around 5.5%, down from the 6.8% we saw earlier this year. This might not seem like a huge difference, but believe me, it can save you thousands over the life of your loan.
Let's put it in perspective. For instance, if you're considering a $300,000 home, given the current rates, you could potentially have monthly payments that are $250-$300 lower than they would have been just a few months ago. This could cover a nice dinner or a good chunk of your utility bills each month!
However, it's not just about the monthly savings. Lower interest rates mean you can afford a larger house within your budget. That additional bedroom or the finished basement you've always wanted? They might just be within your reach now.
You may be wondering, "Should I wait for rates to drop even further?" While it's true that no one can predict the future with 100% accuracy, most experts agree that we're in a favorable position right now. Here's why:
If you're ready to take the plunge, here are a few tips to keep in mind:
The stars are aligning for Omaha homebuyers this September. Lower interest rates and the seasonal advantages of fall buying create a perfect storm of opportunity. But remember, in real estate, timing is everything.
If you're ready to take advantage of these fantastic conditions, we're here to help. The Heim-Berg Team has been guiding Omaha residents through the home buying process for years, and we'd love to help you find your dream home.

HVAC System Check-up
With cooler temperatures on the horizon, now's the time to ensure your heating system is ready to keep you warm.
Seal the Envelope
Keep drafts at bay and your energy bills in check by sealing your home's envelope.
Gutter Maintenance
Omaha's fall foliage is beautiful but can wreak havoc on your homes' gutter systems.
Roof Inspection
Before winter storms hit, make sure your roof is in top shape.
Lawn and Garden Care
Prepare your home's outdoor spaces for the changing seasons.
Windows and Doors
Ensure your windows and doors are ready to keep the cold out.
Fireplace and Chimney Maintenance
If you have a fireplace, now's the time to get it ready for cozy evenings.
Outdoor Plumbing
Prevent frozen pipes and water damage by winterizing your outdoor plumbing.
Safety Check
Ensure your home is safe and secure for the months ahead.
As temperatures drop, pests may seek shelter in your warm home.
By tackling these September home maintenance tasks, you'll ensure your Omaha home is well-prepared for the fall and winter seasons. These steps will protect your investment and make your home more comfortable and energy-efficient in the coming months.
Remember, while many of these tasks can be DIY projects, don't hesitate to call in professionals for more complex or dangerous jobs. It's always better to be safe and do the job correctly.

Homeowners associations (HOA’s) can be an attractive aspect of a community or a complete dealbreaker for homebuyers. If you find yourself searching for homes with an HOA but aren’t quite sure how you feel, today’s blog post may be able to deliver some clarity.
Before we get into pros and cons of HOA’s, let's first discuss what they are. A homeowner’s association is an organization within a neighborhood, subdivision or condominium that is in charge of creating and enforcing rules and regulations for the properties within the community.
Pros of an HOA
-Amenities. HOA’s typically will offer and manage amenities such as pools, parks, tennis courts and community centers, all of which are assessable to community members.
-Maintenance. HOA’s will typically handle all community maintenance including snow removal, trash pickup, landscaping and the upkeep of private roads.
-Appearance. HOA’s oversee and ensure the community is neat at all times. This is especially nice if you are in the process of selling your home as a clean neighborhood is appealing to potential buyers.
-Mediator. HOA’s are able to step in if a conflict were to arise with a neighbor or fellow community member. Turning issues over to the HOA is a great way to ensure the issue is resolved fairly, making it easier for both parties involved.
Cons of an HOA
-Cost. The cost of an HOA can vary based on property and the amenities that are provided, but an added cost nonetheless.
-Fines. It is important to fully understand what is expected from you as a homeowner in a community with an HOA to avoid being penalized with unexpected fines and fees.
-Rules. Some people are turned off from HOA’s because they are told what they can and can’t do with a property they own. Things such as exterior paint color, dimensions of fencing, how tall your grass can be, the number of pets you can have and type of window coverings that are visible from the street are all things HOA’s can dictate.

There is no denying that Omaha, NE is a hot real estate market! With that said, if you find the perfect home in the city it helps to be equipped with knowledge to help make your offer stand out from the rest. These tools may be the competitive advantage you need for sellers to accept your offer. Let’s dive into this more below:
-Find a great rest estate agent that has a broad understanding of the current Omaha, NE market and who not only communicates well, but also is proactive during the entire process. Your agent will represent you and will be communicating with the listing agent to help push your offer over the finish line by inquiring on items such as timelines, seller’s goals, etc.
-To make your offer appealing to the seller, it is best to keep your offer as simple as possible. This means fewer contingencies, making sure the offer price is reasonable and competitive, offering a quick closing, etc.
-Show that you are a serious buyer by providing the seller proof that you can afford the home. You can do this by obtaining a mortgage pre approval letter or if you are a cash buyer, you can submit proof of funds in combination with the offer.
-Lastly, you can make your offer stronger by offering to speed up the inspection time. A standard time period is around ten days, but offering to have the home inspector come out right after the contract is accepted can really make your offer stand out.
