Omaha Nebraska Real Estate: Your 2025 Investment Guide

by Nancy Heim-berg
Looking to invest in Omaha real estate? You're onto something big. Forbes recently ranked Omaha among the top 20 housing markets to watch, and it's easy to see why. Let's dive into the neighborhoods that are showing solemn promise for 2025.

West Omaha's Transformation, including the Elkhorn area, continues its impressive growth trajectory. With a median home price of $375,000 and a substantial price appreciation of 5.8% annually, it's attracting young professionals and families. The area boasts excellent schools with a 9/10 GreatSchools rating and an enviably low crime rate – 45% below the national average.

Benson: The Hip Urban Revival This historic district is experiencing a renaissance. Home prices average $225,000, making it one of the most affordable up-and-coming areas. The neighborhood's walkability score has jumped to 78, thanks to its thriving restaurant scene and local businesses. Job growth here is up 4.2% year-over-year.

Aksarben-Elmwood: The Sweet Spot With a price-to-income ratio of 2.8 (well below the national average of 3.5), Aksarben-Elmwood offers solid value. The unemployment rate is just 2.9%, and the University of Nebraska Medical Center's expansion drives demand. Average home prices have risen to $295,000, with rental yields averaging 6.8%.

Millard: Family-Friendly Growth Recently featured in Money Magazine's "Best Places to Live," Millard shines with its top-rated schools and growing tech corridor. The median home price of $320,000 represents a good entry point, especially considering the area's 3.2% annual population growth and strong job market.

Why Omaha Stands Out
Unemployment rate: 2.8% (national average: 3.7%)
Average home price to income ratio: 3.0 (national: 4.2)
Fortune 500 employers: 5 companies headquartered here
Quality of life index: 82/100 according to Numbeo
Property tax rates remain stable at 2.1%

Investment Opportunities: First-time investors should consider Benson's starter homes and duplexes. For long-term appreciation, Elkhorn's new developments offer strong potential. Aksarben-Elmwood presents excellent opportunities for rental properties near the medical center.

Smart money is moving into Omaha, and the timing couldn't be better. These neighborhoods offer solid investment potential for 2025, due to low unemployment, affordable home prices, and consistent growth.

As the golden leaves of fall give way to the crisp chill of November, we are reminded of all the blessings that make life in Omaha, Nebraska, truly special. Thanksgiving is a time to reflect on what matters most—our community, friends, family, and the spirit of giving that brings us all together.

Omaha isn't just where we live; it's where we thrive. From the bustling neighborhoods of Dundee to the serene charm of Elkhorn, our community is rich with warmth and connection. It's in the smiles we share at the local coffee shop, the waves to neighbors on a morning walk and the vibrant energy of our local events. This season, we are grateful to call Omaha home and to serve such a lively and caring community.

Thanksgiving reminds us to pause and cherish the relationships that enrich our lives. Whether it's gathering around the dinner table or catching up with loved ones far and near, the bonds we share with friends and family are the cornerstone of our happiness. Here at The Heim-Berg Team, we think of our clients as part of our extended family, and we're so grateful for the trust and friendships we've built over the years.

Thanksgiving is also a time to lend a helping hand. Omaha's strong sense of community inspires us to give back meaningfully. Whether it's supporting local food drives, volunteering at shelters, or simply showing kindness to a neighbor in need, we are proud to be part of a community that takes care of its own. This season, we encourage everyone to find a way to make a difference, big or small—it all matters.

To our cherished clients: We've been deeply honored each time you've welcomed us into your lives to help navigate one of life's biggest decisions. Here's to celebrating the season of gratitude, together. Happy Thanksgiving, Omaha!

Warm regards,

Benson "Old Neighborhood Charm, Modern Convenience"

by Nancy Heim-berg

Historic Benson is just 5 miles from downtown Omaha. Benson's green spaces, historic buildings, and cultural diversity give it a welcoming small-town-type vibe right in the city.  Also, Benson's central location makes it a perfect place for commuters who want a small-town vibe but need to get to work downtown. It's so easy to get in and out of Benson, using Maple Street (Benson main street), which runs east to west across Omaha. This proximity to Downtown has led to growth and many successful small businesses. In fact, Benson has become a nightlife hotspot in the city for business, restaurants, art, and entertainment.

Walking along the energetic main streets, you'll experience Benson's old-world charm and modern conveniences with beautiful historic buildings, green open parks, and lively Maple Street. Benson is a vibrant, artsy community with some of the best nightlife in Omaha, and it has become the heart of Omaha.

I believe the green spaces in the many neighborhood parks make this a great family neighborhood. The community is only two square miles but boasts a lot of great park space, like:
North Benson Lions Park on North 66th Street
Benson Park and Lagoon on Military Avenue
Bowling Green Park on Blondo Street
Gallagher Parke and Leisure Pool on N. 52nd Street

Just off Maple Street and away from the pubs and bars, Benson's tall, historic trees shade the blocks of narrow sidewalks and residential streets. You'll see old-world historic homes in various styles, raised ranches, cottages, and traditional bungalows on typical city lots, and small backyards with fences.

One of the annual neighborhood events kids love is "Cops and Bobbers," a fun event where kids come together with law enforcement officers to learn to fish. The big Spring community clean-up is another unique community service event that brings families together. Each spring, the community takes part in a clean-up campaign.

Benson's excellent location near 64 means you can conveniently get to all the great Omaha attractions. For example, your family can enjoy the Henry Doorly Zoo and Aquarium or experience fun and learning at Omaha's Children's Museum in Park East. Why not take an easy day trip to the historic Old Market District for some shopping, and while you're out, enjoy a tasty lunch in Little Italy?

There's lots for mom and dad to do, too. The Benson community garden on North 55th Street provides 10,100 square feet of space residents can use for gardening. Benson neighborhood gardeners barter and trade the fruits of their labor. Another popular activity is the nearby Benson Farmer's Market, which runs every Saturday from May to October. Also, from the end of November to the beginning of December, a fun holiday-themed market opens.

What's Happening in Benson
Benson offers some of the best nightlife in Omaha. Many popular places like the Benson Brewery, Sydney, Krug Park, and Burke's Pub fill up after dark. Benson provides much more than a bar scene, offering some of Omaha's best dining options. Stop by 1912 Benson to enjoy a tasty cheeseburger on the rooftop or spend date night at Au Courant Regional Kitchen for a complete European-style meal.
Other must-stops are:
Burrito Envy and Tequila Bar
Barchan Beer Garden
Hardy Coffee Co.

The food is great, but foodies aren't the only ones enjoying the scene, which includes artists, musicians, and young professionals. Thriving local businesses provide services and amenities for residents to enjoy, like Yoga Now, Omaha Bicycle Company, The Waiting Room, and multiple boutiques.  Benson's hot downtown area has a lot of other annual events to offer as well.  Benson's well-known Summerfest is something everyone looks forward to. The very well-run Benson Neighborhood Association also plans a variety of neighborhood concerts, food festivals, and fundraisers.

Schools in Benson
Benson offers several highly rated schools, that include Benson West Elementary School, Hartman Elementary School, Monroe Middle School, and Benson High Magnet School. Come back each week to enjoy a walk through the best neighborhoods in Omaha, presented by the Nancy Heim-Berg Team. Omahaโ€™s Urban Renaissance: Where Vision Meets Heart

by Nancy Heim-berg

Omaha is a gem in the heart of America's heartland. This historic railroad crossroads has transitioned into a vibrant urban hub, where old-world tradition meets modern innovation. The city's downtown renaissance exemplifies the power of collaborative vision, with public-private partnerships driving unprecedented growth and cultural vitality. Through strategic alliances between city leadership, corporate stakeholders, and philanthropic powerhouses like the Peter Kiewit Foundation and the Suzanne & Walter Scott Foundation, Omaha has masterfully leveraged its community-minded spirit to fuel development.

The result is a vibrant, lively downtown shining, from the historic cobblestone streets at the Market to the cutting-edge Capitol District entertainment area. The Downtown evolution represents what's possible when civic leaders’ vision aligns with philanthropic action, creating a model of urban development that many similar-sized cities across America look to emulate.

The latest example is the Children's Museum’s planned move to the Riverfront. Omaha Children’s Museum has created a 50-year legacy of serving children throughout Omaha. A partnership between the City of Omaha, NuStyle Development, and the Omaha Children’s Museum will introduce new residents, learning and leisure opportunities for Omaha’s riverfront. This latest unique development continues the momentum and growth in Omaha.  This partnership brings together philanthropy, non-profit, private development, and the City of Omaha to deliver excellent public benefits.

The city chose city-owned property at a great location for this project. The city property is located on the north side of Douglas Street and borders Heartland of America Park. The estimated site development and parking ramp cost is approximately $36 million; the city will contribute $26 million. The Beam, a 16-story building at 8th and Douglas, will be built by NuStyle Development next to the new Omaha Children’s Museum. NuStyle plans to invest $87 million in the project.  The Beam offers 261 one and two-bedroom apartments.

What will this new Riverfront vision look like? A 12-story wood-timber apartment building will be built on top of a four-story public parking garage, anchoring the combined museum/apartment development. The City of Omaha will build and operate the two parking garages and a surface lot with approximately 600 stalls available for public use, museum patrons, and tenants.
This property would never have been developed without the vision of our city leaders, Omaha’s’ Children Museum leadership, and the partnership with NuStyle.

The museum will not just be moving. Omaha Children’s Museum leaders plan to Create a dynamic new Museum with a unique new building, exhibits, and programming that create joy, generate curiosity, and foster connection. Museum leadership will leverage knowledge from some of the nation’s leading early childhood development experts based here in Omaha to create the master plan for the new museum.
The redevelopment agreements with NuStyle and Omaha Children’s Museum are expected to go to the Planning Board in November and the City Council in December.

Omaha Children’s Museum will continue to operate at its current location at 20th and Howard Streets during the fundraising for and construction of the new space, to transition to its new home in late 2027.
Be part of Omaha's extraordinary journey and discover your place in our thriving community.

Harnessing Circadian Rhythm Lighting in Your Omaha Home!

by Nancy Heim-berg

In the heart of the Midwest, Omaha residents are always looking for innovative ways to enhance their living spaces. As we spend more time indoors, the impact of our home environment on our well-being has never been more crucial. Enter the world of Circadian Rhythm Lighting – a revolutionary approach to interior design that's brightening homes and lives across the Cornhusker State.

Understanding Your Inner Clock

Before we discuss home lighting in detail, let's clarify what circadian rhythm actually means. Circadian rhythm is your body's internal clock, regulating sleep-wake cycles, hormone release, eating habits, and other bodily functions. It is intrinsically linked to the natural light-dark cycle of your environment.

Our circadian rhythms can easily become thrown off balance in our modern world of artificial lighting and screen time. Intentional lighting design offers a way to realign our internal clocks with the natural world.

The Bright Side of Circadian Lighting

Implementing circadian lighting in your Omaha home isn't just about following a trend but investing in your health and well-being. Here are some illuminating benefits:

  1. Sweet Dreams Are Made of This: Proper lighting routines can help you fall asleep faster and wake up more easily, improving overall sleep quality.
  2. Morning Glory: Exposure to bright light in the morning can boost your mood and energy levels, helping you tackle those busy Omaha days with gusto.
  3. Spotlight on Productivity: Whether you're working from home or helping kids with homework, circadian lighting can enhance focus, concentration, and overall productivity.
  4. A Brighter Outlook: Supporting a healthy immune system and potentially reducing symptoms of depression, circadian lighting contributes to a sunnier disposition all year round.

โ€‹

Bringing Circadian Lighting Home to Omaha

Ready to light up your life? Here's how you can implement circadian lighting in your Omaha home:

  1. Let the Sunshine In: Maximize natural light by incorporating large windows or skylights. This is especially crucial for taking advantage of Omaha's sunny days, even during our chilly winters.
  2. Dim and Dimmer: Install dimmable lights to adjust intensity throughout the day. Mimic the natural light cycle by brightening in the morning and softening in the evening.
  3. Warm Up, Cool Down: Choose warm-toned lights for living areas and bedrooms, creating a cozy atmosphere perfect for Nebraska nights. Save cool-toned lights for home offices or study areas where alertness is key.
  4. Get Smart: Invest in smart lighting systems that adjust light levels and color temperatures automatically. Imagine your home gradually waking up with you on those early Omaha mornings!
  5. Seasonal Adjustments: Given Omaha's distinct seasons, consider adjusting your lighting routines. Brighter lights are needed during our shorter winter days, while softer lighting complements long summer evenings.

โ€‹

A Brighter Future for Omaha Homes

As we continue to understand the impact of the environment on our health, circadian lighting offers a powerful tool for improving quality of life. Whether renovating an old Dundee charmer or building a new home in West Omaha, integrating circadian lighting principles can create a more comfortable, health-promoting environment.

Imagine waking up naturally, feeling refreshed as your bedroom slowly brightens, mimicking an Omaha sunrise. Picture yourself winding down in the evening, as your living room lights gradually shift to warmer tones, preparing your body for restful sleep. This is the promise of circadian lighting – not just illumination, but a pathway to better living.

As Omaha continues to grow and evolve, so will our home design approach. By embracing circadian lighting, we're not just changing bulbs – we're transforming our relationship with our homes and our health.

Ready to shed new light on your Omaha home? The Heim-Berg Team is here to illuminate your real estate journey. Whether looking for a home with great natural light or seeking advice on brightening your current space, we're here to help.

Omaha Housing Market Overview October 2024

by Nancy Heim-berg

Omaha, Nebraska, is a vibrant city with a modern economy and the headquarters of multiple Fortune 500 companies. So many areas continue to grow in our great city, which means stable long term real estate investment. Growth continues for the economy, population, and real estate. In the past, Forb's magazine named Omaha the Best Bang for the Buck City, where housing and the cost of living are at down-to-earth levels.

I know we’ve seen Omaha housing prices increase since then, but the same is true across the nation. Compared to much of the nation, Omaha is still the best bang for your buck for affordable real estate investment. Our friendly people, welcoming communities, and economic growth still attract families and investors seeking these affordable housing opportunities.

I’ve recently looked more deeply into affordable Omaha real estate and our latest Market Trends, and I share my findings here.  As we head into 2025, let's review 2024 market conditions. While this past year's economic climate has created a mixed bag for Omaha Area Real Estate, it’s exciting to see a steady demand for homes throughout the year despite fluctuating interest rates and home prices.

In 2024, Omaha experienced a 2.5% increase in home sale prices. Homes sold records show that the average home price is approximately $279,760. However, higher interest rates slowed the demand for homes in mid-2024, causing some homeowners to adjust initial listing prices to match buyers in the marketplace. These recent listing price adjustments and lower interest rates have combined to create more buyers in the marketplace as we wrap up 2024, which bodes well for the beginning of 2025!

Today's Important Market Information:

  • Recent home sale prices are averaging $279,760.
  • This average shows an increase of 2.5% over 2023 (Zillow).
  • How competitive is today's market: (Redfin) rates the market as still" very competitive," with their scoring system ranking of 84 out of 100
  • According to(Realtor.com) statistics, in August 2024, the median sale prices were approximately $285,000.

Tomorrow's Important Market Information:

The Omaha Housing Market Forecast for 2024-2025 predicts that late 2024 may introduce a slight value decrease of 0.5%. At the same time, the Federal Reserve should continue to lower interest rates. Market professionals also predict a 0.7% increase in area home prices by August 2025 (Zillow). These short-term market fluctuations and improving economic conditions mean an open opportunity window for home buyers to take advantage in the first half of 2025; energizing the market and increasing listing prices by next fall.

Omaha Housing Market Forecast

  • Current Average Home Price: $279,760
  • Forecast for September 2024: 0% change
  • Forecast for November 2024: -0.5% change
  • Forecast for August 2025: +0.7% change

Top 5 Home Updates for Omaha Homeowners to Maximize Your ROI!

by Nancy Heim-berg

Whether you're considering selling soon or want to boost your home's value, you're in the right place. Today, we're diving into the top 5 home updates giving Omaha residents the biggest bang for their buck in 2024. Let's get started!

Energy-Efficient Window Upgrades

With Omaha's weather swinging from scorching summers to frigid winters, energy-efficient windows are more crucial than ever. The latest triple-pane, argon-filled windows keep homes cozy while slashing energy bills.

ROI: 85-90%

Local Tip: Look for the ENERGY STAR certification tailored for the Midwest region. These windows are specifically designed to handle our unique climate.

Smart Home Technology Integration

In 2024, "smart" is the way to go. From advanced security systems to AI-powered thermostats, Omaha buyers are willing to pay a premium for tech-savvy and energy-efficient homes.

ROI: 80-85%

Omaha Trend: Local tech companies offer package deals for full smart home integrations.

Outdoor Living Space Enhancements

With more people working from home, outdoor spaces have become a hot commodity. Adding a deck, patio, or even a simple fire pit can significantly boost your home's appeal.

ROI: 75-80%

Local Insight: Consider adding a covered area to extend the usability of your outdoor space during Omaha's unpredictable weather.

Kitchen Updates with a Local Twist

The kitchen remains the heart of the home. In 2024, we're seeing a trend towards locally sourced materials and appliances designed for energy efficiency.

ROI: 70-75%

Omaha Special: Incorporate countertops made from Nebraska quarried stone or cabinetry from local craftsmen. It's eco-friendly and supports our local economy!

Basement Finishing with a Purpose

Finished basements have always been popular in Omaha, but in 2024, it's all about purposeful spaces. Think home gyms, entertainment rooms, or even small apartment units for multi-generational living.

ROI: 65-70%

Trend Alert: With the rise of remote work, many Omaha homeowners are turning their basements into stylish home offices. Some are even adding separate entrances for client meetings!

Bonus Tip: Flood-Resistant Features

Given Omaha's proximity to the Missouri River and recent climate patterns, homes with flood-resistant features are seeing a significant boost in value. Consider updates like:

  • Elevated electrical systems
  • Water-resistant flooring in basements
  • Improved drainage systems

While the ROI varies, these features can be a significant selling point in flood-prone areas.

Remember, the best home updates increase your property value and enhance your quality of life while you're still living there. It's a win-win!

Are you thinking about making some updates but not sure where to start? Or are you curious about how these improvements might affect your home's value in the current Omaha market? We'd love to chat!

P.S. The Omaha real estate market is always evolving. Don't hesitate to reach out for the most up-to-date advice tailored to your specific neighborhood and home. We're here to help you make the most of your investment!

Hey there, Omaha home seekers! If you've been keeping an eye on the real estate market with a mix of excitement and apprehension, I have some great news for you. September 2024 is set to make a big impact on the Omaha housing market, and here's why it's worth your attention.

The Interest Rate Rollercoaster

Remember when mortgage rates were climbing rapidly? Well, those days are over. As of September 2024, we're witnessing a significant drop in mortgage interest rates, and it's welcome news for every potential homebuyer.

The average 30-year fixed mortgage rate in Omaha is currently hovering around 5.5%, down from the 6.8% we saw earlier this year. This might not seem like a huge difference, but believe me, it can save you thousands over the life of your loan.

What This Means for You

Let's put it in perspective. For instance, if you're considering a $300,000 home, given the current rates, you could potentially have monthly payments that are $250-$300 lower than they would have been just a few months ago. This could cover a nice dinner or a good chunk of your utility bills each month!

However, it's not just about the monthly savings. Lower interest rates mean you can afford a larger house within your budget. That additional bedroom or the finished basement you've always wanted? They might just be within your reach now.

Why Buy Now?

You may be wondering, "Should I wait for rates to drop even further?" While it's true that no one can predict the future with 100% accuracy, most experts agree that we're in a favorable position right now. Here's why:

  • Pent-up demand is increasing: Many buyers who were unable to afford homes earlier this year are now returning to the market. As demand rises, home prices may also increase.
  • Inventory is still relatively low: Like many cities, Omaha is still experiencing a housing shortage. Good homes at reasonable prices are selling quickly.
  • Seasonal advantage: Fall can be an excellent time to buy. There is less competition than in the spring and summer, and sellers might be more motivated.

Home Buying Tips for September 2024

If you're ready to take the plunge, here are a few tips to keep in mind:

  • Get pre-approved: With rates this good, you'll want to lock in as soon as you find your dream home. Having a pre-approval letter ready to go can give you an edge in negotiations.
  • Don't wait too long: While making an informed decision is important, remember that good properties are moving quickly in this market. Be ready to make your move.
  • Consider your long-term plans: With rates lowering, it might make sense to evaluate your home size if you're planning on staying put for a while.
  • Work with a local expert: The Omaha market has unique qualities. Having a local real estate expert on your side can make all the difference. Plus we partner with the BEST mortgage lender available, who will work with your personal situation & find the best loan package for YOU!

Your Next Steps

The stars are aligning for Omaha homebuyers this September. Lower interest rates and the seasonal advantages of fall buying create a perfect storm of opportunity. But remember, in real estate, timing is everything.

If you're ready to take advantage of these fantastic conditions, we're here to help. The Heim-Berg Team has been guiding Omaha residents through the home buying process for years, and we'd love to help you find your dream home.

Give us a call at 402-677-9024 or visit our website at www.OmahaAreaLiving.com. Let's turn this opportunity into your new home sweet home! Remember, your dream home is out there, and with these rates, it might be more attainable than you think. Happy house hunting, Omaha!

The Perfect Time to Hit the Trails

Fall 2024 in Omaha is shaping up to be a stunner. Thanks to recent conservation efforts and a particularly wet summer, experts predict this autumn will offer some of the most vibrant colors we've seen in years. So grab your pumpkin spice latte (or better yet, try one of the local trail-side cafes' new "Omaha Autumn Brew"), and get out there!

Remember, the best way to end a perfect fall hike? Coming home to your own piece of Omaha paradise. Whether you're looking for a cozy cabin near the trails or a modern condo with views of those colorful city parks, we've got you covered.
