Why You Should Reconsider Selling Your Omaha, NE House On Your OwnSelling your Omaha, NE home can be filled with many emotions ranging from excitement and anticipation to confusion and heartache. That is why it is so important to have an experienced, trustworthy real estate agent by your side during the home selling process – and especially in the challenging times of today’s current climate.
 
However, for one reason or another (mostly to save on commission costs) some people believe selling their home without the aid and attention of a professional real estate agent is the way to go. In today’s blog post we are going to debunk the notion that FSBO (For Sale By Owner) is a good option and highlight the many benefits of hiring an agent to work on your behalf. Let’s dive in!
 
1.) Safety: While safety is always a top priority, it is at the forefront of everyone’s mind now more than ever as we navigate a pandemic. Your real estate agent will be able to better regulate the amount of people in your home at any given time, as well as facilitate a virtual tour of the property with potential buyers. Agents are also prepared and equipped to implement the most recent industry standards set by the NAR. 
 
2.) Negotiations: Are you trained in the art of negotiation? If not, you should understand just how many people you will be going back and forth with. To give you an idea, there is the inspection companies, the appraiser, the buyer’s agent and the buyer (who wants to purchase the home at the lowest price possible). Sound overwhelming? It definitely can be for someone who is not experienced. Your real estate agent was most likely taught how to negotiate each and every part of the real estate transaction in their training. Additionally, your agent will be able to keep emotions out of the negotiations and be a level head for you during process. 
 
3.) Qualified?: It’s one thing to have a potential buyer come to the table who is wanting and willing to purchase your home, but how can you be sure that buyer is able to afford the property? To be frank, it is nearly impossible for a FSBO to have any transparency in the mortgage process of their potential buyer. The same can’t be said for a real estate agent as they will closely monitor the progress of the mortgage commitment of the buyer, which is especially crucial with the evolving landscape of the current mortgage market. They will be working around the clock with the lender to ensure the potential buyer makes it to closing day.  
 
4.) More Money: This one speaks for itself. More times than not people opt for FSBO to save on the agent commission, thinking they will end with more money in their pocket on closing day. Well, without utilizing a real estate agent to list and sell your home, your property will not get the exposure to potential buyers that it would if you did use an agent. Less eyes on your property means less offers, and less offers mean less bidding wars to drive the final sale price up. A study by the Collateral Analytics proved that a FSBO property sold for an average of six percent less than an agent-listed property.  
 
5.) WorldWideWeb: Prior to the pandemic, many people searched for potential homes online before they ever stepped foot in an open house or private showing. *Cue Covid* Just image how many more people, whether by choice or stay-at-home order, are strictly searching properties online. Many professional real estate agents have spent years beefing up their online presence to attract those online viewers. What does your online presence look like? Ways To Celebrate Memorial Day 2020 At Home In Omaha, NEGrab your red, white and blue and get ready to celebrate Memorial Day 2020! While we understand this year may not be spent BBQing at a large backyard party (thanks, Covid), that doesn’t mean you can’t enjoy the holiday with your family safely at home.

Below we have listed a few ways to celebrate Memorial Day from the comfort of your own home, along with other virtual events held by local Omaha, NE businesses this weekend. We hope you enjoy today’s blog and have a wonderful holiday weekend! 

How to celebrate Memorial Day at Home: 

-Wearing red, white and blue clothing and filling your home with festive decorations are wonderful ways to bring the spirit of the holiday to life! Seeing the patriotic colors and décor also serve as a wonderful reminder of why we celebrate Memorial Day in the first place. 

-On that same note, you can also bring the festive decorations outside your home by flying an American Flag and using chalk art on your sidewalks. Not only is chalk art a fun way to spend an afternoon, but it is also a sweet and artistic way to honor those who have served. Let your inner artist go wild! 

-Another way to celebrate the holiday is by tuning in to PBS for the “National Memorial Day concert.” This celebration features documentary footage, celebrity performances and warm readings to honor and celebrate military personnel and their families. The event will be held Sunday, May 24th at 8:00pm EST. 

-Take the time to acknowledge a solider in your life (if you know one) with a quick call, text or FaceTime. You can also donate or drop off flowers to fallen heroes at your local cemetery to honor their life and sacrifice.  

-Lastly, for the music lovers out there, have a patriotic concert right in the comfort of your living room! Find a list of the nation’s most national songs and sing like there is no tomorrow. It is a great family bonding activity and is a sure way to bring some light to everyone’s day.

How To Celebrate This Mother’s Day In Omaha, NEIf you usually celebrate Mother’s Day outside the house with yummy brunches, relaxing spa days or a family trip to the movie theatre, you may find yourself scrambling to make alternate plans this year.  

Even with social distancing guidelines in place and many local businesses not operating as they normally would you can still make this Mother’s Day one to remember. Below we have listed some fun ways to celebrate the special women in your life to let them know just how loved they are! 

If you live with mom:

-Breakfast in bed: the classic “go to” move to ensure mom starts her day with a smile. Set your alarm to wake early and put your chef skills to work by whipping up her favorite morning meal. 

-Plan a family movie: Grab the cozy blankets, throw the popcorn in the microwave and hit play on your mom’s favorite movie. She will love to spend time with her family while watching her most loved flick. 

If mom is a short drive from you:

-Organize a drive-by parade: Gather your siblings, family members and friends to drive by your mom’s house on Mother’s Day. Decorate your cars, make signs and cheer as you show love from a distance. 

-Decorate her front door: Leave little notes taped to your mom’s front door with everything you love about her, favorite memories with her or a special poem. Additionally, you can find a festive wreath to hang so every time she looks at it, she thinks of your love for her. 

-Leave a care package at her door: Gather a few of your mom’s favorite items and leave them at her door. This is sure to bring a smile and make her feel special.

But before you put your home on the market there are a few steps you should take to increase your chances of selling quickly and for top dollar. 

The home staging process is crucial to ensure your property shows well and potential buyers can see themselves living in the space. Below we have listed a few tips and tricks to help you stage your Omaha, NE home – let’s dive in! 

-The first step in staging your home is to de-clutter the space. Too much furniture can make your home appear small and closed off and too many items around can distract potential buyers. This will also allow for a clean canvas for you to stage.

-You will also want to depersonalize your home. We understand this may sound strange but having family photos everywhere and kids’ artwork hanging on the fridge can make buyers feel like they are visiting your home, instead of envisioning themselves settling in and making a home for themselves there.

-Steam clean the carpets (you can do this yourself or hire a company) to make sure there are no stains or odors. 

-Paint rooms that are looking dull. It is a good idea to stick to white or neutral colors as to not throw off potential buyers with colors that don’t match their taste and preference. It will also make rooms appear larger.

-Style your dining room table to make the space welcoming and fun. This is an area that is largely forgotten about when it comes to staging and can really make a big difference.

-Rooms should not be left unfurnished but instead staged by how the spaces can be best utilized. This will help potential buyers easily see how each room can be used and designed. 

-Crank up the curb appeal with a freshly painted front door, add a welcoming wreath, trim the grass and plant colorful flowers all around. A first impression is crucial – especially when it comes to buying a home!
