If you are in the market to purchase a single-family home, townhouse or condo in the Omaha, NE area, there are a few important differences that you should understand before starting your search. We have listed them below for you to review and hope the information helps you to get a better understanding of which option would work best for your situation! 

Let’s start by first defining what each option is:

A single-family home is a detached house that sits on its own lot and usually includes a yard and/or driveway. These can be single or multiple story houses depending on the area and neighborhood. 

A condo is a unit within a building, or community of buildings, that is owned by an individual. The lot on the other hand is maintained and owned by the management company. 

A townhouse is a unit that sits on its own land yet is connected by a common wall/walls with neighboring units. Townhouses are usually two to three stories. 

 

Features of single-family home ownership:
-Single-family homes are located on their own lot, providing privacy and space from neighboring properties. 
-Depending on the neighborhood the home is located in, homeowners may be responsible for an HOA (Homeowners Association) fee and therefore have to abide by certain restrictions on home exteriors, yard appearance, etc. 
-If your home does not fall in a neighborhood with an HOA, you have full freedom over the look and upkeep of your property.

Features of condo ownership:
-Condo units come in many different styles, sizes and floor plans, and can be part of high rises, cul-de-sacs and anything in between.
-Owners of condos only own the interior of their unit – all other areas (community areas, lawn, building exterior, etc.) is property of the HOA. 
-Many condo buildings feature amenities such as a pool, club house and green areas for owners to enjoy. 
-Condo owners usually pay a higher HOA (Homeowners Association) fee due to paying for things such as pest control, lawn care, exterior upkeep and trash removal.

Features of townhouse ownership:
-You will find many townhomes that are quite spacious and many feature multiple stories. 
-Owners of townhomes typically own the interior and exterior of the unit, including lawn, driveway, and roof. Community areas are not included in ownership. 
-Depending on the location of your property in the row, townhouses can share one to two walls with their adjoining neighbors. 
-You will find some townhouse communities that offer their residents amenities, but there are many that are private and have limited features. 
-Townhouse owners typically pay a lower HOA (Homeowners Association) fee because they are responsible for much of the upkeep of their own property. The HOA will still be responsible for things such as trash removal and certain types of maintenance.

A List Of Poor Habits Homeowners Need To Break

If you are a homeowner in Omaha, NE, today’s blog post is a must-read. It doesn’t take very long to form habits, which can be a good thing when it comes to eating healthy and staying consistent with your trips to the gym. However, with the good can come the bad, and poor habits can start to sneak in as well. And when it comes to owning a home, poor habits can equal a large price tag and consistent frustration. Continue reading below for a few things to pay close attention to and bad habits to break as a homeowner.

  • Be mindful if you are running a dishwasher that is half full as it can waste water. Instead of setting it off with only a few cups and dishes, wait until there are more kitchen items to include. And if you can’t wait, try washing and drying the few items you need by hand. 
  • We all know that long, steamy showers can be refreshing and relaxing after a long day. But did you know they can also lead to mold and mildew buildup? Yikes! Try being more cautious the next time you rinse off as it also can waste water and ultimately increase your water bill. If you can’t help yourself and need a long hot shower to wash your day off, be sure to always run the exhaust fan and scrub your shower grout every few months. 
  • Using too much mulch can end up suffocating your plants and trees, which in turn can cause rot and invasive insects to start popping up – a problem no homeowner wants on their hands! Be sure to loosely pack the mulch as this will allow water to properly filter through. 
  • It is easy to be a sucker for a good bargain but buying cheap when it comes to household items doesn’t always save you money, as you may find yourself having to replace items more frequently. This is especially true when it comes to household appliances.
  • As a homeowner, you may think that each corner of your home has the potential to store something – anything really – and before you know it clutter starts to accumulate everywhere you turn. It can be easy to justify keeping items you may think you will need down the road, but all that does is add to the ever-expanding piles. If you haven’t used an item in six months to a year, it may be time to let it go.

If you are thinking of installing a fence around your yard, or replacing an existing fence, then you are in the right place. Today we are going to be talking about the pros and cons surrounding this topic, and hopefully at the end you will have a better feel if this decision is right for you and your family. Whether it be wood, vinyl or wrought iron, a fence is a major part of the functionality and aesthetic of your property and can be a large and expensive project to take on. But there are also many perks that come with installing one in your yard, which we know to be true as there are many beautiful fenced properties around Omaha, NE. Let’s dive right in! 

Pros to fencing your yard:

-One upside to fencing your yard is privacy, as it will reduce any outside disturbances to you and your family. Additionally, it will limit the amount of noise transfer from your home to your neighbors during outdoor parties or while making memories in the backyard.

-On that same note, if you live near a busy street you can try installing an eight-foot-high solid fence to reduce the noise from the area. If using the right product, you can potentially reduce noise by up to five percent depending on the elevation, height of the fence and noise frequencies. 

-Having a fence around your property is a great way to not only keep people and unwanted wandering critters out, but also keep your kids and pets in. Win-win! 

-From a design standpoint, a fence that is well built and constructed can definitely add to your home’s curb appeal and overall aesthetic. A well-known example of this would be a white picket fence, as it is able to add a charming look to the home and define property boundaries at the same time. 

Cons to fencing your yard: 

-The most obvious con to building a fence in your yard is cost. Whether you are thinking of fencing your whole property, or just part, it will not be a cheap project. As you could image, the price can vary depending on things such as labor, materials, length, etc., but to give you an idea a wooden privacy fence averages about $17 to $23 per linear foot. You can do the math on that!

-Second, if you are thinking of fencing your yard you have to take into account the maintenance of the fence itself, as they can begin deteriorating over time. This is especially true with wood fences which can begin to warp and rot over time. To avoid this, make sure to pencil in the occasional sealing, cleaning, staining and/or painting on your to-do list!

Pet Safety Tips For The Fourth Of July In Omaha, NE

With all the fun and exciting events happening in and around Omaha, NE this Fourth of July week (check out events here), we can’t forget how scary and potentially dangerous this time of year can be for our pets. For this reason, we wanted to bring you a blog post today that is dedicated to pet safety and how to make sure your furry friends are protected this Independence Day! 
 
1.) Our first tip for you is to leave your pet at home. While you may have the urge to bring them along for the festivities, a crowded park or busy backyard party is not the best place for your pet and can cause a lot of anxiety- especially if there will be loud fireworks at some point in the night. 
 
2.) Second, leave the table scraps for the trash. We understand how easy it is to break down when they bat their sweet, innocent eyes at you, but begging for table scraps should not fly this holiday! Festive foods such as chocolate, beer, corn-on-the cob, grapes, garlic and onions can be extremely dangerous when ingested by cats and dogs. 
 
3.) Making sure that your pet can be properly identified if they get away from your care is also extremely important this Fourth of July. If you are hosting family and friends for the holiday your front door may as well be an electric revolving door. People are coming and going, and if your pet happens to make a break for it you want to make sure they have an ID tag or microchip to ensure they can be returned safely to you if need be. 
 
4.) Our fourth holiday safely tip is to pay special attention to matches and lighter fluid. Whether you are lighting the barbecue or a welcoming scented candle, you want to make sure to keep them away from your pets. Lighter fluid can irritate your pets’ skin and cause serious health complications if ingested, and some matches contain chlorates which can lead to difficulty breathing and/or blood cell damage to your furry family members.
 
5.) Lastly, be sure to NEVER use or set fireworks off around your pets. There is no question how beautiful fireworks can be to look at, but leave them to the professionals! Lit fireworks can be extremely dangerous, especially if your pets become curious and want to take a closer look - which can result in severe burns and/or trauma to paws and face (YIKES!). Additionally, there are some fireworks that contain substances that can be toxic such as heavy metals, arsenic and potassium nitrate. And let’s be honest, there is nothing like an emergency run to the vet to ruin a special holiday with family and friends!
